1. Solid foundation
 The home is only as good as the foundation it sits on. That is why we use an all concrete base designed by structural engineers. To prevent water from seeping through the basement wall, we use a water proofing system manufactured by Watchdog that includes a 10 year warranty.

2. Structural Integrity 
All of our homes are designed by women for women andreviewed by structural engineers to provide optimum strength and durability. American Heartland’s homes exceed all local building codes and utilize the newest techniques in the building industry. Some of the techniques we use to provide a structurally sound home include the following:

a. Sub-floors are nailed, glued, screwed down and seams are ground for a smoother floor.
b. House wrap is installed to minimize drafts and moisture coming through walls.
c. Truss roofing with structural sheathing ensures structural integrity.
d. Styrofoam sheathing and wind bracing increas es energy efficiency and stabilizes walls. |

3. Maintenance Free Windows
Vinyl single-hung windows with ¾” insulated double strength, double paned glass with a lifetime warranty on frame are used to ensure years of energy savings. Lower sashes tilt in for easy cleaning.

4. Doors 
Six paneled entry doors are insulated and include an adjustable door sill for years of security and energy savings. Overhead garage doors are sectionally embossed to match the front entry door.

5. Maintenance Free Siding and Gutters
Double 4” panel style wood grain vinyl siding is used to add strength and has a lifetime guarantee against fading, cracking, and peeling. 5” aluminum seamless gutters provide years of maintenance free use.

6. Roofing
The use of a fiber glass / asphalt shingle will ensure reliable performance for years to come and includes a 25 year guarantee.

7. Brick Exteriors
Brick is used in most of our homes to add beauty and longevity to the home’s exterior appearance. Unlike most builders whose brick allowance never covers the actual cost of the brick, causing you to pay the difference at closing, we ensure a wide selection of brick that will not cost anything additional. Upgrade brick packages are also available.

8.Heating and Cooling Systems
American Heartland uses Lenox forced air natural gas furnaces to ensure years of dependable heat. A Lenox media air cleaner system is also installed to ensure air quality for your family. All homes are designed by heating and cooling engineers to ensure optimum climate control. In most homes air conditioning is standard and the use of a 13-seer air conditioning system provides excellent home comfort and high energy efficiency during hot summer days.

9. Composite Plumbing System
PEX composite water lines are proven to be superior to copper plumbing systems. They eliminate the potential for scaling and corrosion and deliver higher heat retention in water pipes compared to copper. Since there is a reduction in the amount of pipe connections, as compared to copper, there is also less chance of leakage. Unlike copper which freezes and bursts, our composite water lines have the ability to freeze and expand without bursting.
High quality pedestal sinks are used as a standard feature in your half bathroom. Delta single lever faucets are used for years of reliability. 40 gallon hot water tanks are used in homes that don’t have soaker tubs, but for homes with soaker tubs, 50 gallon water tanks are standard to ensure adequate hot water in your home. All tub and shower areas are made out of fiberglass for easy cleaning. Double bowl stainless steel kitchen sinks are used because of their reputation for years of service and beauty.

10. Electrical Systems
100 or 150 amp 30 CKT service is installed in all homes. We use either 100 or 150 amp depending on the number of outlets your home needs. Plus, if you ever need more outlets in the future, we include 2 extra circuits for them. Some of the standard features we include are overhead lighting in bedrooms, garage door opener plugs, vents in bathrooms, and exterior lighting. A light package is included, but we can also install your own personal fixtures.

11. Low Voltage Wiring
Need usable phone and cable jacks upon move in? Unlike most companies who just pre-wire jacks for you to finish, we install CAD 5 wiring for 2 finished DSL phone jacks, and also give you 2 finished cable jacks standard. Usable outlets when you move in… what a novel idea!

12. Textured Walls with Scrubbable Paint
A finishing process called knock down drywall allows us to use semi-gloss paint on walls to give you the ability to wash your walls for years of beauty instead of the hassle of repainting. We do this to make your life simpler because we know that accidents happen. If that is not the look that you like, we also can give you finished walls with flat paint. Anytime within the first year of home ownership we will come back and touch upany part of the drywall as a free service. We do this because settling and accidents do happen and we want to make sure your life is easy and hassle free.

13. Energy Efficient Homes
R30 fiberglass insulation is used in ceiling areas and R13 in the walls. An energy sealing service adds additional energy savings to your home. Before insulation is installed, a technician will seal exterior door jams, electrical boxes and window frames. The service patches brick ledges, exposed floor joints, caulks door thresholds and stairway bonds. After the drywall, a sealant is applied to fireplace areas, air conditioning gas and water lines, and all return air cavities. These are just some of the areas where the Energy Seal service is applied. This application combined with the amount of insulation that is used will lessen your heating bills by 40% compared to our competitors.

14. High Quality Maple Kitchen Cabinets
The use of Merillat maple cabinets will add interior beauty to your house. Unlike most builders who offer Oak as a standard, we offer an upgrade maple cabinet at no extra charge.

15. Primed Interior Trim and Doors
Primed medium density fiberboard trim provides several advantages over pine trim: optimized paint finish, decreased denting, and no visible finger joints. The appearance is much more appealing to the eye since it holds paint better and touch ups therefore aren’t needed.

16. Finish Flooring
Unlike most companies who give you an allowance that falls short of covering the cost of installing finished flooring in your new home; we supply complete flooring. The use of carpeting, linoleum and in most homes a wood foyer is used to add beauty to your home. The use of Mohawk carpeting and Mannington flooring also ensures years of dependability. Upgrade packages are available to add your personal touch. If you have a friend or family in the business, no problem, we can also give you the allowance instead.

17. Hardware and Shelving
All homes include high quality hardware and coated wire metal shelving. Also included are chrome shower swing doors in the master bathroom.

We partner with GE and give you a gas or electric stove with a built in microwave above it, a dishwasher and a garbage disposal.
